Appraiser Pool offers clear, up-front pricing based on the publicly available VA fee schedule for your region. This ensures the client can make an informed decision before ordering, and our appraisers are offered fair and customary compensation for their expertise.
The short answer is - these appraisals take longer for the appraisal to complete. For basement homes, the appraiser will analyze and include additional comparable sales (if possible) to account for the additional element of comparison that would not be necessary on a crawlspace or slab foundation home. Similarly, for properties over two acres, while additional site analysis could be required on a site of any size, it has been our experience that it is most o ften required on properties of two acres or more. Finally, the fee is higher for properties projected to be over $2,000,000 because they are typically luxury homes of considerable size with multiple additional elements of comparison. While these three examples are not all encompassing of the complications an appraiser might encounter during an appraisal, they are the most common.
Appraiser Pool connects you with independent, licensed appraisers in your area. While your order is placed through our platform, the appraiser who contacts you may work under a different company name. Rest assured, all appraisers in our network meet high professional standards.
If the order is canceled at least 24 hours prior to the appraiser’s inspection, there is no c ancellation fee, otherwise there is a $50 cancellation fee. If the order is canceled after the appraiser has performed the inspection, there will be a $175 trip fee. In this instance, the client w ill be provided with the measurements obtained by the appraiser at the inspection, if applicable. In the rare case that the order is canceled prior to delivery, but the appraiser has completed the assignment, the entire fee will be owed to the appraiser and the report will be delivered.
For the majority of properties, the appraisal inspection takes less than an hour. For large dwellings, or dwellings with multiple out-buildings or site improvements, the inspection will take longer.
Turn-around times will vary based on demand. At those times of year when real estate in general is at its peak, so too is the demand for appraisers. Generally speaking, you can expect normal turn-around to be three to seven business days . At peak demand, turn-around times could require as much as two to three weeks for a full appraisal, so we encourage you to plan and advise your clients accordingly. On an occasion where the report is needed more urgently than normal turn-around times allow, a Rush Fee is customary and compensates the appraiser for working overtime or weekends. Additionally, Desktop appraisals (i.e. appraisals where the appraiser relies on publicly available information and photos from the client rather than personally inspecting the property) can be a cost effective and quicker alternative to a full appraisal.
The appraiser will measure the improvements to determine the Gross Living Area (square footage), take pictures of all relevant areas/spaces, and obtain information from the owner/agent. All utilities should be turned on for your appraisal inspection.
Only the client and intended users (parties specified as “need to know” by the client when the order is placed) will see the assignment results. Otherwise, all information discovered by, or provided to, the appraiser is confidential.
Some lenders will accept a recent appraisal obtained by a borrower, however, this is not common. Additionally, unless specified at the time of the assignment a lender will not be named as an intended user, and, therefore, would not be entitled to rely on the results of the appraisal for their purposes. If the occasion arises that you would like to use the report for a loan, the lender should contact us directly so we can determine the best way to meet their needs.
